Howard Hughes Corporation's master development spans more than 11,400 acres across Lakeland Heights, Parkland Village, Hidden Creek, and the newer phases now filling in along the US 290 and Cypress Rosehill corridors. Builder-grade St. Augustine sod was installed at every Bridgeland home closing. The performance timeline for that sod, given Bridgeland's Cypress Creek floodplain proximity, Harris County WCID irrigation schedules, and the community's lake and detention infrastructure, runs consistently to the five-to-seven-year replacement window—sometimes shorter on lots adjacent to Bridgeland's lake system and detention ponds.
Artificial Grass of Cypress works exclusively within Bridgeland's ARB process. Bridgeland Lifestyle Services manages the ARB review for all exterior landscape modifications. That process requires material sample submission, installation schedule documentation, and in some phases, neighbor notification. We have processed ARB submissions across Lakeland Heights, Parkland Village, and Hidden Creek. The submission requirements differ slightly between phases—newer phases have more prescriptive pile height and infill specifications—and we work within each phase's current standards.
Bridgeland lots near the community's lake system—Towne Lake's western boundary touches Bridgeland's eastern edge in some areas—and near the Cypress Creek and Little Cypress Creek floodplain buffers require subsurface drainage engineering that exceeds standard base depth. The combination of detention pond proximity, WCID irrigation overlap, and floodplain grade behavior creates a drainage environment where standard base specifications fail within two to three years.
